What is a Snag List?
A Snag List is a detailed report of snags, defects, unfinished or incomplete work your builder/developer has not attended to.
A Snag List document also serves as a record of any shortcomings. Should the problem(s) reoccur soon after you've moved in, the Snag List report will assist with possible recourse against the builder so the issue(s) can be rectified.
Why have your property snagged?
The Snag List is the final transition between the new owner and developer before a large sum of money is handed over.
Carrying out a thorough Snag List on a newly built property is vitally important to ensure you receive an acceptable quality of finish, ensuring you do not have a multitude of problems and irritations after you move in.
New developments are constructed for the most part on a sub-contractor basis. The various sub-contractors usually work on a price per unit basis, often more concerned with working quickly than working well, resulting in a deficient quality of finish.
On average the cost of fixing the snags would be around €4000.
When should you have your property inspected?
Ideally your property should be inspected before the completion of the sale and before you move in. However, under the terms of "Homebond" or "Premier Guarantee" and depending on the nature of the issue, the developer may be liable for repairs up to 1 year from the date you move in.
Never allow yourself to be unduly pressured by the builder into carrying out the Snag List prior to completion of the works. Builders will often ask you to carry out the inspection weeks before the property is complete.
What is the cost of a Snag List inspection?
The cost depends on the size and how many bedrooms in the property. Prices start from €160 for a 1 bedroom apartment.
What areas do you cover?
We cover all areas of Dublin. In addition, we cover parts of Meath, Louth, Kildare and Wicklow.
How detailed is the Snag List report?
Our professionals check for snags from a 300-point checklist and include photos in the report.
How soon can you inspect my property?
Subject to availability, we endeavour to assess your property within 48 hours of you contacting us.
We work 7 days a week and will arrange a day and time that best suits you.
Can I be present at the inspection?
Yes of course, you are more than welcome to be present.
It's not a requirement though, and due to work commitments, we understand it's not always possible for you to be present, therefore we can just meet with the builder if you prefer.
How long does the inspection take?
Usually between 1 and 4 hours depending on the size of the property.
When will I receive the Snag List report?
Within 48 hours of the inspection.
Who else receives a copy of the report?
The builder will be sent the report.
We can also send a copy to your solicitor if required.
Does Snag List Dublin offer an after-care service?
Yes, we are available free of charge by telephone or email to assist you with any questions or concerns you may have before, during or after the inspection stage.
If your builder or developer is resistant when asked to rectify the snags, we can contact the foreman on your behalf to ensure the matters are resolved in a timely manner.
Do you provide a follow-up inspection service?
Yes, we can provide an optional follow-up inspection at a reduced rate to ensure all work has been completed.
Should I take the recommendation of my builder for a company to carry out the Snag List?
It's not advisable.
Independence from builders/developers is essential in ensuring the customer's interests are protected, and that you don't receive a Snag List that suits the builder and overlooks more costly or difficult to fix issues.
